Our Property Rehabilitation Department is fully equipped to handle any stage of property rehabilitation or build. Our teams ensure work is completed timely and within the established budget. Based on the scope of work, OCB works closely with the client throughout all phases of the rehab to ensure costs are maintained and the project details are completed. OCB renovation include but are not limited to the following items:

Property Maintenance

Our Property Maintenance Department is committed to the continuous care and upkeep of REO properties. Upon completion of initial services, we perform ongoing lawn maintenance, and monthly refresh cleans, Our dedicated property maintenance teams are focused on ensuring maintenance is consistently performed to maximize marketability and ensure compliance with local ordinances. By providing recurring interior and exterior services, we promote continued curb appeal and pride of ownership to all homes.

Lawn Maintenance 

 

Ongoing lawn maintenance generally begins once a property has undergone initial services. Cut schedules can be established as weekly, bi-weekly or monthly depending on seasonal needs. Typical maintenance services include: mowing front, sides, and backyard, edging walkways, weed eating, trimming shrubs, weeding flower beds, and removing all clippings.

Monthly Sales Clean

 

Routine monthly refresh sales cleans to maintain the property in a "show ready", clean, presentable and safe environment. Our refresh sales cleans include: cleaning cabinets, pantry, counter tops, sinks, faucets, tubs, showers, toilets, ceiling fans, mirrors, light fixtures, HVAC vents, and baseboards, vacuum carpets, wet mop vinyl and ceramic floors, clean ceramic walls and place new air fresheners at all sink areas.

Landscape Packages

 

Landscape packages are available as an option where clients seek to improve the marketability of the asset. Packages vary from installing weed barrier and adding mulch to planting shrubs and flowers to improve curb appeal.

Property Preservation

Our Property Preservation Department provides a full range of field services which can be customized into packages that allow clients to choose the services that best suit their needs. We are continually focused on creating greater efficiencies in our property preservation process, resulting in faster turn times and reduced pre-marketing times for our clients. . We employ a multi-tier quality assurance program that focuses on completing work to client requirements. Our goal is to maintain properties so they appear indistinguishable from owner occupied properties.

Securing/Initial Rekeys

 

If a property is found vacant, we will secure the property to include: changing locks on exterior doors, installing lock box (coded per client requirements), boarding windows or doors as needed, securing entrance gates to property, posting emergency contact notice, securing pool if applicable, and providing photos of completed work.

Debris/Trash Removal

 

Removal of all debris from the interior and exterior of the property, hazardous material, any outside items that detract from curb appeal (Christmas lights, dog houses, etc.), and vehicles are towed.

 

Initial Lawn Cut

 

Initial lawn service is completed to the highest standards, providing curb appeal and pride of ownership. Initial lawn service includes mowing the front, sides, and back yard of the property, weed eating, shrub trimming, edging, weeding flower beds, and removal of clippings. 

 

Sales Clean

 

Our sales cleans are performed with great detail, transforming the interior of the property into move-in-ready condition. Our thorough interior sales clean includes: vacuum carpets, wet mop vinyl and tile floors, clean all sinks, cabinets, countertops, commodes, bathtubs and showers. In addition, all appliances are emptied and cleaned and air fresheners are placed at all sink areas.

 

Board-ups

 

To ensure a property is safe and secure, we will remove all broken glass from damaged windows. Windows will then be boarded according to HUD specifications.

 

Winterization

 

We will schedule winterizations per client guidelines. Winterizing may include, but is not limited to: draining hot water tanks, commodes, and all water lines; use of an air compressor to flush water lines and pressure-test system for possible leaks; adding Propylene Glycol (antifreeze) to all commodes, sinks, drains and traps; we utilize zip-tie lines to close and secure the water main in the closed position; notices will be clearly posted containing the date of the winterization and contact information.

 

Personal Property Handling

 

We are experienced in handling the disposition of personal property in accordance with client specifications and with state and local requirements. We offer the service of consolidating personal belongings (PB) into one room. This process includes consolidating all PB into a separately secured room, and handling its proper disposition.

 

Evictions

 

Our team will meet with local law enforcement, rekey the property, and manage personal belongings in accordance with state laws.

 

Cash for Keys

 

Once our client has negotiated a Cash for Keys settlement and arranged a date and time for the meeting, we will advance and distribute the funds, exchange funds for keys and secure the property by changing all exterior locks.

Property Inspections

We understand that current and accurate information assists our clients in making informed decisions about their properties. We have the capability to perform any property inspectionneeded on a national scale. From routine occupancy checks to customized inspection reports, our qualified inspectors provide accurate and timely information to our clients. 

 

 

Property Condition Reports 

 

A visual observation of the property to determine the presence of any damages or issues. 

 

 

Occupancy Verifications 

 

A visual observation to determine if the property is occupied. 

 

 

Contact Inspections 

 

A "door knock" approach in an attempt to obtain information on the occupancy of the property. 

 

 

Field Inspections

 

An inspection to determine the overall physical condition of the property, whether secured or unsecured and occupancy status. Observe grass height and look for damages, hazards, or possible code violations. 

 

 

Habitability Inspections 

 

A scheduled inspection, coordinated with the tenant to assess whether tenants have a safe environment in which to live. The structural, mechanical, electrical and plumbing components of the dwelling are checked and in some cases, general estimates for repairs are provided. 

 

 

Exterior Inspections 

 

A visual inspection to determine the overall exterior condition, including potential code violations, vandalism, or exterior damages. Exterior inspections can be performed on a recurring basis. 

 

 

Natural Disaster/Damage Inspections 

 

A visual exterior inspection to evaluate damage from hurricanes, floods, or other natural disasters.
